New Tex-Mex concept coming to south Charlotte

Award-winning chef Ford Fry has nabbed space for a second restaurant in the market. MVP Properties says The El Felix will take nearly 5,900 square feet in the Strawberry Hill development.

That shopping center is at the corner of Providence and Sardis roads.

The El Felix concept plays to the Texas-born Fry’s roots. He is a fan of authentic Tex-Mex fare. Expect classics such as enchiladas, Chile con carne, crispy tacos and mole poblano.

This is his second Tex-Mex restaurant planned for the Queen City.

Earlier this year, Fry snagged 7,000 square feet in the Design Center in South End. Superica is slated to open in early 2018.

The El Felix is part of Marsh Properties plans to redevelop Strawberry Hill. Those plans call for a 24,000-square-foot The Fresh Market, while BB&T will relocate. MPV is working to line up tenants for the former Fresh Market space.

That’s where El Felix and a roughly 2,900-square-foot Pawtique Holistic Pet Shoppe will be located.

Roughly 5,840 square feet is available. MPV says plans include additional retail shops and possibly a restaurant. Another 17,000-square feet of new shop space will be added at the corner of Providence and Sardis roads. Tenants will include Dunkin’ Donuts/ Baskin Robbins and MOD Pizza.

The project is expected to be completed by the first quarter of 2019.

Steve Vermillion with MPV represents Marsh Properties on the redevelopment work. Keely Hines with MPV Properties is handling the leasing.
